Explained in Five Simple Steps
1. Choose Your Realtor
Selling your home is a big deal – having a Realtor by your side should help make the process less stressful. Take the time to interview a few different real estate agents and hire the one you feel most comfortable with and the one you believe will do the best job at selling your home, not just the one who gives your home the highest value. The Realtor you choose as your Listing Agent should have your best interest at heart.
2. Prepare Your Home

3. Receiving Offers
Receiving the first offer on your home is an exciting time – someone has viewed your home and sees the same charm that you have seen throughout your years of living there. It is possible that you receive only one offer at a time (often in a Buyer’s market) or multiple offers at once (often the case in a Seller’s market). When receiving only one offer you do not have to jump to accept or reject it – take time to review it (while keeping the offer expiration date in mind) and make sure that it fits your needs to sell your home. If you receive multiple offers, it is in your best interest to give each offeror the chance to submit their highest and best offer and then carefully review each one.
4. Under Contract
What should you be doing? First, you should know that the date the last party signs or initials offer is the ‘effective date,’ or when all of the important deadlines begin – keep track of these deadlines. Secondly, you should stay in touch with your Realtor and the Title Company. The Title Company will be ordering the title search to make sure there are no liens or other issues with your title so that they can provide clear title for the Buyer. They will also be in contact with your current mortgage company for your loan balance and payoff amount. You should also be maintaining the home and property as if it would still be yours after the sale.
5. Preparing for Closing Day
In preparation of closing day your tasks as a Seller are pretty simple, and good news is that you won’t have to do near as much signing as the Buyer will have to do at closing! Important Note: All parties that signed the contract will need to be present for closing. If you aren’t able to be present for closing, discuss your options with your Realtor prior to
closing day.
How to Get Multiple Offers
Choose a great Realtor that will work hard with your best interest in mind. Interview agents, ask about their experience and what they will do to market your home. Marketing is what will create interest; interest then converts to showings, and showings convert to offers.
